The new First-Time Homebuyer Incentive is a program that provides an interest-free loan to qualified first-time homebuyers who wish to top up their down payment amount.

In order to qualify, the borrower:
- must be a first-time homebuyer (more on this below!)
- must have qualifying household income (combined income of all borrowers) of less than $120,000/year
- must have at least 5% saved as a down payment
- is only eligible to borrow less than four times their qualifying income

You are considered a first-time homebuyer if you meet ONE of following criteria:
- you have never purchased a home before
- you are experiencing the breakdown of a marriage/common-law partnership
- in the last 4 years, you did not occupy a home that you or your current spouse/common-law partner owned

There is no guarantee that a graduate will walk into a well-paying, stable job with benefits allowing them to pay off their student loans. Many will take internships (some unpaid!), contract and part-time work, chipping away at their student debt well into their 30's and 40's. :( This is why a Registered Education Savings Plan is so helpful!

When I decided to write the FPSC Level 1 Certification in Financial Planning exam on June 6 of this year, I had to finish two required courses in 19 days (you normally get 4 months per course) and review the content of two other courses I took in 2014 over another 16 days. After writing the 4 hour exam, I had to wait over a month to get the results but I can now say it was ALL WORTH IT!!!! 😁🎉 I PASSED!!!!!!! 🎈😁 *happy dance* 💃🎊

I am now eligible to write the Certified Financial Planning exam so that means more studying! Thankfully, I enjoy learning. Onward and upward!

Why do you need a will? Dying without a will has consequences including:
- loss of control to the courts
- extra legal fees
- extra taxes
- delays in asset distribution
- guardians appointed for minor children aren’t whom you would have wanted
- vulnerable to being contested

Lisa prides herself in being able to help clients navigate and understand the complexities of financial planning for people with disabilities. Her extensive knowledge and expertise on government programs and social services ensures that a person with a disability can maximize what is available to them without jeopardizing their eligibility in income and asset-tested programs. Families have enough to deal with on a day-to-day basis, advocating for their loved ones in school, the healthcare system and the community at large without having to take on the complex financial and legal maze set out before them. Lisa’s clients value her open and honest approach to understanding their unique situation and needs. Together with a network of professionals such as accountants and lawyers, Lisa helps to execute their customized comprehensive plan, making any necessary changes as personal situations or government policies change over time.

Born in Tokyo, Japan into a diplomatic family, Lisa lived abroad throughout her childhood but always called Ottawa home. After attending the University of Guelph and graduating with a Bachelor's degree in Biological Sciences, Lisa worked with the federal government, including positions in the Deputy Minister and Minister's Offices at Health Canada. With a strong interest in personal finance and a passion for helping others, she decided to become a financial advisor in 2014. Lisa is always expanding her knowledge and skills with ongoing professional development and self-study. She is currently in the process of getting her Certified Financial Planner and Chartered Life Underwriter designations.

In her spare time, Lisa loves to travel the world and play with her dog, Jake, in the backyard of her Orleans home. Her interests include gardening, crafting of all kinds, and reading a great book.
