Construction costs remain an important factor shaping Greeceβs residential development market, with the latest official data pointing to continued upward pressure on material prices.
According to ELSTAT, the Material Price Index for the Construction of New Residential Buildings increased by 4.8% year-on-year in July 2026. Compared with June 2026, the index also recorded a 0.6% monthly increase.
Several key construction materials recorded notable annual increases, including bricks (+11.6%), copper pipes (+10.0%), ready-mixed concrete (+6.2%), plastic pipes (+5.2%) and cement (+4.1%).
For developers, investors and property owners, changes in material costs can directly influence development budgets, renovation planning and the financial assessment of new residential projects.
Monitoring these movements therefore remains an important part of informed real estate decision-making.
